Personal

Sandy - I am an original native of the Triad, and have lived here for most of my life after having moved back in 1976 from Fairfax, Virginia. My youth was filled with many happy times here participating in extra-curricular activities and organizational activities centered around school, church and athletics. I attended East Carolina University, where I studied art and special education. I have lived in this wonderful area as both a single and now married, and find there are many activities here not matter the status! I have also studied nursing, have been a radio announcer for WBFJ Radio, and a legal assistant. Currently my hobbies include spending time with my family including my three wonderful grandchildren, creating in various medium, cooking, gardening and volunteering with time allowing. I really love working with my daughter, Kirsten, to help our Sellers and Buyers with each of their goals! Our customers are very important to us!

Kirsten -
I'm a Winston-Salem native and I love it! Winston-Salem offers a great central location so I have no trouble quickly going to the coast or the mountains when time allows. I have lived here for most of my life, so I know the Piedmont Triad area inside out. I graduated from University of North Carolina at Charlotte with a degree in English. Current hobbies of mine include spending time with the family, traveling, scrapbooking and photography, athletics (either participating or cheering on my son's team),and volunteering at my church. I have three precocious children with sites on selling real estate, too! Working with my mom is great, and we feel our strengths truly complement each other.

You are certainly commended for your couregeous approach in price reduction. It is well known after "location, location, location" that "price, terms and condition" rule. I liked the answer given by Larry concerning utilizing a current market analysis for your area. This will help in reassessment of the market conditions in your neighborhood. Your agent can assist with this request. With so many Buyers coming through and only one offer, you may have started out too high and lost some other potential Buyers. In the event you feel you have now landed properly "pricewise" then please examine your condition. It is clear that you have remodelled your home, but have you totally neutralized and de-cluttered your home? Staging is extremely important. Any time you visit on-site home sales, you will find what Buyers are looking for - they are looking for a dream home. Do yourself a favor and take mental notes regarding that kind of staging - it creates an atmosphere for the Buyer to begin loving the home. If you are not already watching many of the shows on HGTV - please take advantage of what they have to offer - some great ideas there! We all know you do not live in a home the way you sell a home, so that short term sacrifice is many times worth the long term gain. If price and condition are properly assessed and corrected, then perhaps you might add closing costs or another benefit for the Buyer . All in all, we now believe the market is slowing turning. We used to tell our Sellers the average time in your area was around 120 days/now it is greater. A local appraiser has stated that we have many more homes on the market and fewer Buyers presently. My assessment I believe to be true is that when some of the first time Buyers can take the plunge, then it will free up the next Buyer and so on (like a ripple effect). Also, it sounds as if you have a lovely setting. Homes near a lake will need that certain Buyer's attention. Folks with smaller children are not likely to come forward for obvious reasons. That leaves the remainder of your target market for families with older children, retirees, couples and career individuals. I don't know your price range, but would believe your home is in $250,000 to $450,000 in the 27106 area. If that is the case, there are approximately 79 other homes in that price range. Aside from that, there are only 7 under contract presently. Again, it appears supply and demand are playing an important role here. Much patience will be needed, lots of hard work and perhaps some uncomfortable decisions may be needed. Best advice - don't let things become stagnant - keep things moving - and give the best exposure you and your agent can afford - a virtual tour if you do not currenty have one could be just what that Buyer needs to move further. If you find you need to continue to reduce your home to acquire a sale, it is very likely you can gain on the buying end. What does it mean when a FSBO lists one price..?

Thanks for your question. It is often understood that the Seller is trying to earn the commission instead of paying the agent if the home is at market value already. In the event the Seller wishes to raise the price once he/she lists with an agent, makes me wonder whether or not he/she has an actual market analysis or an appraisal to determine value. The property must appraise, once sold, so raising the price just to cover commission could be precarious. Here's hoping that helps. - Thu Oct 11 2007, 11:56

Thanks for your question. It has been my experience that the local MLS sales are there for all those who have accessibility to see. This is in the Triad near Winston-Salem, NC. You may have a different situation where you are. I hope that helps.

Thanks for your question on Town and Country Estates. This location has long been a favored neighborhood in our wonderful town. The homes overall are spacious and the yards are generous for your real estate dollar. There are community amenities such as tennis courts and swimming pool. Also, there is a great variety in the look of the homes there, so you are avoiding the "cookie cutter" look. Hi! Thanks for your question. In order to give you a professional value, it is imperative that we know the name of your neighborhood, type of home, number of bedrooms and baths, whether or not there is a basement, crawl or slab, garage, and age of home, what covers the exterior (brick, stone, vinyl, etc.) - also size of lot. As you can see, there are many varying factors which can only be given an accurate value with a viewing of the property. I can, however, give you a range of value without a visit - which will not stand up to any appraisal, if you can give me answers to the variables. My partner and I work diligently to give you a free market analysis on your home. In the event you are not anticipating a sale this year, it would be wise to wait until you are somewhat ready to employ this information. I have tried to obtain your neighborhood in triad MLS and cannot find any information on it in either active, sold, or pending properties.
