List for Less is all about the customer! List your home on the MLS for just $595 at time of listing and 4% paid at closing. We are a discount brokerage firm..but we don't discount our service. We are FULL SERVICE for less...
Kelly.. sorry that you had such a bad experience.. I actually got my real estate license because I was screwed over in a transaction buy an agent.. (who was married to a lawyer, and whose x was a builder.. even better!).. anyway.. I just wanted to tell you that this market is so ugly..when your listed with a flat service company often the agent representing the buyer has to do even more work than if you had a listing agent.. sooo I am guessing she heard 2% and was even more deflated ..fearing she would be working both sides of the transaction anyway.. The jist of what i'm getting to is.. seriously consider changing to 3%, you just don't want to have anything in the way of getting your home showed and although I don't agree with it.. your commission schedule will be a road block..

If your interested in new construction there are a couple builders here that are in big pinches with pricey spec homes sitting idle.. you could get a great deal, and still be in an exclusive area with a showplace home.. =D good luck! - Wed Aug 20 2008, 05:12
2.5mths is not bad in this market! How does your agent feel about it?? Are they suggesting any price drops or improvements? The market has picked up in the past few weeks.. from now until mid august is the best time to grab buyers.. before the kids head back to school.. basement bedrooms are tough.. even when they are nice.. most folks feel that basement square footage is valued at half of main or upper level square footage..so just make sure your priced accordingly.. - Wed Jul 16 2008, 18:51
I work for a discount firm.. we do $595 at the time of lising and 4% at closing.. that way the buyers agent still gets the same 3% they normally would.. and in this market the buyers agent is your best friend.. you need access to them.. But we do full representation, so we handle all scheduling of showings, open houses, paperwork, mls, inspections, closings etc.. with the clickit dont you have to do all the appts and showings yourself?
