About Me
Hello! My name is Erica Muller and I am a licensed Estate Agent (Realtor) in the state of Florida. I've lived in Florida for over 25 years and have been practicing real estate here since 2002, specializing in investments. I spent a good part of my life living on the coastal end of South Florida in Palm Beach county by the beach and some of my better years here in the Sunny Orlando area where I am proud to be raising a lovely family.

I specialize in real estate investments for Foreign Nationals and Nationals, seond homes, foreclosures, short sales and commercial land. I enjoy working with clients form all over the globe and have experience dealing with International sales.

Hi Nim,

You can buy here even if you live abroad. You would be considered a foreign national buyer. Foreign National buyers are required to put down at least 30-40% of the mortgage.

I dont think Century Village or Kings Point allows short term rentals. The best area to buy a home zoned for short term rentals in Davenport Florida. If you want to stay in Palm Beach County try looking in Briar Bay, the two bedroom condos there rent well and are all ages. They are a bit higher in price compared to Century Village though.

Hi Karen,

Your agent is right that newspaper advertising is a waste. With 80% of buyers starting their home search online it makes more sense for her to be spending those advertising dollars on the web. If she's not doing any advertising on the web she should start educating herself on how to harness the power of the net to sell homes.

2 months is not a long time for a home to be sitting in this market. Homes here in Florida are sitting almost a year before they sell.

As far as the church flyers go, I give her credit because it's creative but may I suggest taking it a step further and also posting something about your home on the church blog.

Give her a chance, I know it's an awkward situation but she may surprise you. If it doesn't work out than have your husband do the dirty work. . .just kidding. I hope it all works out.

The townhomes are very nice and KB is a good builder. The area is not the best when compared to other vacation home area like Davenport.

The reason agents try and push this community is because the builder is paying a very high commission. In all honesty it's overpriced for what it is and there are much, much better deals out there right now. On top of that, the townhomes do not book so well for holiday rentals. You would be better off in a more established community like Regal Palms, Bella Vida or Emerald Island.

New Villa Construction

There are many new construction villa communities spread out through Orlando. Most of them offer townhomes and villas.

It's not longer cost effective for the builder to build homes because they aren't selling like they were three years ago. The market here in Florida had enough inventory built in the last six years to last us for the next 20 years.

If you are looking for a holiday villa the Davenport area is the smartest way to go from an investment standpoint. The homes are zoned for short term rentals and you can turn it over to management to handle it for you. I suggest looking Regal Palms and Bella Piazza. Two very nice resort style communities that you can buy already furnished.
