Furthermore, if you are thinking about buying an owner occupied home, a short term purchase (4 years or less) probably isn't a good idea unless you are willing to sacrifice personal preference to find a great buy. It's tough though to have a list of needs, then find a great deal. That's the problem I am having now. The broker inside of me will not let me pay too much for a home, but my wife wants to kill me. If you speak generally, then I would say yes. However, savvy investors aren’t successful for sitting on the sidelines. I would say if you are experienced in real estate, have money to invest, and you are willing to do the homework, you can be very successful. A home on Kure Beach on a large lot, with amazing ocean views, just 50 yards to the ocean, sold for $245K. That was over a year ago. With some updating, and a few tricks, you could cover most of your expenses with vacation rental income, plus get to use it. That seems like a good investment to me. Considering the current market, the question would be is flipping properties the best investment for your time right now? I heard a figure recently that said the only city in America where homes appreciated last year was Charlotte. Maybe you should try there, but don’t think this crisis won’t hit them in some way eventually, and flippers will be the first to feel it. I recently read an article that I found very interesting. It was by a former CEO for a large home builder. He left his company to form a company focused on acquiring large tracts of land at great prices. I found that to be an interesting adaptation. Building is tough right now, but when it gets better I sure would like to own a lot of land! Maybe you should buy affordable unique rentals and save them for a better sales market. Just a thought, I know it’s a fine line between adapting, and quitting what you are good at. - Sat May 17 2008, 20:36
