In addition to what Jaqueline posted, you should know that if you use the DSHA bond programs you may not be eligible for the new federal tax credit program that can be as much as 7500.00. Also if you do use the State bond program allow yourself at least 30-45 days for settlement. The state needs to approve you for the pogram in addition to loan approval fro the banks underwriting dept. - Mon Aug 11 2008, 09:43

December 06 was the peak avg sales price for Hockessin at 544k. The figure for May 08 was 505.5k. That's down about 7%. Average days on market during that time has gone from 42 to 62 days on market. - Tue Jul 22 2008, 13:08

Arden is a small village north of Wilmington. It was founded in 1900 by sculpter Frank Stephens and acrchitect Will Price. The population is just under 500 people. It's known as a community of artist. The host the Arden Fair every summer and have several theaters that host live productions. You do not own the land in Arden. All of the land is owned in common and managed by trustees. Currently 6 homes are listed for sale ranging from 309k-650k.

They have a community website.

If the property is active under contract, the contract may have a home sale contingency. If that is the case you may still want to make an appointment. If it is listed as pending I wouldnt get your hopes up. I ran a search on trend and currently 216 properties are listed active north of Wilmington under 300k.
