Ed has been a New Castle County resident for over 30 years. He is a 1965 graduate of the Pennsylvania State University where he earned a Bachelor of Science degree in Electrical Engineering. After earning a Masters Degree in Business Administration from the University of Pittsburgh, Ed moved to Delaware in 1976 and worked in the Dupont company's Medical Products Department. In 1995, Ed founded his own company, Rowles Electronic Services, Inc., to service consumer electronic products for individuals and businesses.
While with the Dupont Company, Ed held several technical and administrative positions, including supervisory positions in Manufacturing Engineering and Quality Assurance, Supplier Relations and Purchasing assignments. In these assignments, Ed received extensive training and experience in interpersonal skills, negotiating, contract management and customer focus.
During his time in Delaware, Ed has been active in purchasing real estate for both personal use and as investment properties. As a Coldwell Banker Preferred REALTORs sales associate, Ed now focuses his background in negotiating and facilitating contracts in the real estate profession. A husband and father of two daughters, Ed understands the importance of matching the right home to a family's individual needs and lifestyle.
When not busy with real estate, Ed enjoys golf, reading, computers and watching his daughters play volleyball, basketball and lacrosse for their school teams. Ed, and his wife Cindy, are also the owners of the Goddard School in Newark, Delaware, a developmentally based preschool, and they participate in local church activities.

The first step is to find a local real estate professional who can help you in finding an appropriate lender to help you. There are many programs for first time home buyers and many options including FHA programs for home that need to be "fixed up." If you go to one lender who does not have the appropriate programs, try another and shop around. Whatever you do, make sure you compare what various lenders have for programs, what the associated fees might be and what their record is with getting buyers they qualify to settlement. You should ask your real estate professional for advice in this area. There are many factors to consider, including how much furniture you have in the home, its condition and what you need for your new home. There are many options. The home does not need to be completely furnished, but a few strategic pieces appropriately placed will help it to show much better. I suggest getting the advice of a home staging company. They will usually give you a free quote and frequently have options for full service staging or giving you reccomendations on how to stage the home yourself. Getting your home noticed and people interested is one thing, but there is a lot more to a successful real estate transaction than having people come to see the home. Before you enter into an agreement of sale you want to be sure that the buyer is legitimate and qualifed. Once the agreement is signed there are many details to coordinate and dates that must be met. A realtor is knowledgeable and experienced in making certain all of the details properly addressed.
The other aspect is that there are a lot of other vehicles for marketing your home, some of which are only available through a realtor. Unless your local market is robust and homes are selling at a brisk pace, you will likely benefit from a realtor's marketing experience and capabilities.
A realtor also has access to market information that is comprehensive and reliable that can help to assure that your home is properly positioned in the market. An overpriced home may get inquires, but you need a ready, willing and able buyer with an offer to actually sell your home. If the home is not priced correctly, it will either sell quickly for less than the market value, or it will stay on the market for a long time and finally may sell for less than it would have if priced correctly in the beginning. That is where a experience realtor brings value to the transaction.
