There is plenty of opportunity in the area. Short sales and foreclosures are very popular right now, since that is what everyone is looking for. I have had an opportunity to work with 4 this year...Also, anything under $400k is still moving pretty well since it is a more affordable price range. Most of the poorer stats are coming from homes priced over that mark.
There are a few different spots in Franklin you could search: Hwy 96 exit, downtown/west Franklin, or Cool Springs (north Franklin). My parents are doing the exact opposite and my father is working Austin but lives here on his weekends. I think you will find a great place with a better understanding of the stats and the communities. Let me know if I can help. Thanks!

It looks like most of what you were looking for was probably answered below. It is beneficial to you as a buyer from the standpoint of protection and information. You have someone that represents you and is out for your best interest. Not to mention the access to information and expertise a Franklin Buyer's agent has is exactly what you want.
Don't forget, the only money in the transaction comes from the buyer in the end, but why not have representation in quite possibly the largest financial transaction you will ever make. It is already paid for! Take care and let me know if there is anything I can assist you with.

Hey there, I went ahead and pulled some statictics for you of all major areas of Williamson County up to $380,000 (average sales from 2007 & 2008-current and the difference in price/square foot in each community):
Nolensville ($2.05)
Franklin ($1.59)
Brentwood ($1.81)
TS/SH ($1.89)
It basically shows averages of all homes up to $380,000 in each city that have sold over 2007 and 2008. You can see a decrease in price/square foot for each city. However, some are greater than others and that can be due to several factors: inventory, days on market, lot type/size, proximity to schools/main roads, etc.

It will be up to you which area you eventually decide on but we can certainly provide you with the best information in order to make an informed decision. I actually moved here from Houston myself in 97'. You can't go wrong with Schools in Franklin. To be honest it really depends on your price range.
From my experience I have seen great growth in Cottonwood & Fieldstone area as an entry-mid level home price. Cottonwood currently has 18 listings ranging from $285k-$450k (2000-3800sf). You might be able to find one with an unfinished attic space to add some square footage if that is what you are looking for. These are zoned for Walnut Grove Elementary, Grassland Middle, & Franklin High School.
Fieldstone is a bit more difficult to peg as it has a range of home options: townhomes, retired living, bungalow, starters, and larger homes. General stats are 56 current listings ranging from $210-$700's. Like I said, quite a range but a great area. These are zoned for either Walnut Grove (E of Hillsboro Rd) or Hunter's Bend Elementary (W of Hillboro Rd).
