Still the very best way to drive traffic to a house for sale is through the multiple listing service. We here in Georgetown use the ACTRIS system which advertises your home to approximately 10,000 agents from north of Georgetown (Jarrell) to as far south in Austin as San Marcos and as far east as Burnet and west to Thrall. Once I put it in the system for you, I put it on over 40 different websites which then markets the property to the world. It's a great time to buy a home with prices being good and interest rates still great. There certainly are good deals in the Round Rock and Pflugerville areas. As the other agents have said, it is best to start with a good lender who can help you put together the best plan for your situation. Many are very good to help you improve your credit score in just a couple of months. I work with some that are really good at that and helping first time buyers get into a home.

Hi, Paul:
Now is an excellent time to purchase a home in Austin; it's a Buyer's market! Prices are good and interest rates, too! If you wait, you might see prices fall a bit more; but at the same time, you could see interest rates rise.
That's great that you've done your homework about FHA loans. If you put up 3% as a down payment ($4,500) and also have about another $4,500 for closing costs, and pre-paids (insurance and tax money for escrow account), you will be in great shape. However, Sellers very often contribute money off the sales price towards a Buyer's closing costs. In a Seller's market, the Seller will often add that amount back on the top of the sales price. In a Buyer's market, the Buyer can often get the sales priced lowered by that amount and possibly more.
Hire a great REALTOR who can assist you with these types of negotiations and help you find a great Lender.
