Bud and Sara's Families are a Kansas Tradition and A Wichita Tradition for more than 80 years spanning 5 generations. This dynamic team has experienced every level of home ownership from relocating and moving up - to downsizing now that the children have grown.

Home in the Heart of Kansas is a personal journey that took them from childhood in central and southeastern Kansas, throughout the Midwest and right back to the center of it all-Wichita, Kansas. "It is wonderful to experience all the seasons of Kansas, from spring thunderstorms and glorious summer sunsets, to a cool fall breeze and crisp winter sunrise," remarks Sara.

Bud learned the dedication and hard work from his childhood as the eldest of 3 children in a doctor's family. A starting member of his high school basketball team, early in life he gained the discipline and importance of a winning attitude to get the job done.

Sara is the eldest of seven children born and raised on a dairy farm in southeast Kansas. She loves the outdoors and the old-fashioned personal service and energy of helping families sell their existing home or buying their next 'Home.' Both Bud and Sara understand the huge responsibility their clients entrust to them as they make that carefully calculated decision to move.

Although you may not qualify for a 1st time home buyers loan, there other equally as good loans. Talk to a mortgage officer that specializes in helping people with little or no money down, if that is your requirement. Interest rates are still low and sellers that are anxious to sell will be willing to work with you. Most potential buyers are afraid, because of the national news, they can not get loans that will fit their needs. That just is not so. You just need to find the mortgage officer or real estate agent that knows the products available and you can have a home. The tax benefits alone are worth buying a home. - Mon Nov 17 2008, 19:49

Nick, You ask some good questions. First, most builders pre-treat the soil for pests. You need to ask the builder if he has done this. Second, it is always a good idea to have a good home inspector take a look at any home being sold. On a new home you should not expect problems, but usually there is not a supervisor at the building site every minute watching everything that is done by the workers, etc. and people do make mistakes. It is just a good idea for your protection. This does not reflect on the builder. You have chosen a good builder and he does offer a 1 year builders warranty. Third, the area you are building is not known for radon, but if you have any doubts, it is not expensive to have a radon test done. In general, your concerns are understandable but probably not warranted. If you have a need to know more, there are experts, in all fields of you concern, that would be happy to answer your questions further.

Ashu, Since it was only a sump pump issue, you have absolutely nothing to worry. Your agent is quite correct on this. Sump pump failure is a common occurrance in this area and everyone is used to the problem. In recent years, a lot of homeowners have had backup sump units installed. You do not have anything to worry about.

Ashu, You are working with one of the consistant top agents in Wichita. You have only owned the home for 20 months and in a market where the average inflation on homes is 2.5 to 3% a year, it is virtually impossible to recover what you spent on the home in less than 3 or 4 years. Since your home was new construction, it looks like you added items such as a sprinkler system, sod, landscaping and fencing. You also added window dressings and other interior immentiies. Some of this is recoverable. It is just hard to recover all of that in a short period of time in this market. If the house is showing and not selling, then it is price.

The Wichita real estate market is very strong and homes are selling well. There are a few price ranges that are slower than other, especially if your home is over $400,000. Whether the home has sold in 3 months or not is not necessarily the issue. The question would be, "How well is it showing." If it has had over 12 showings and no offers, then the asking price is too high.

The water issue could be a problem. How did the water get into the home? Even in heavy rains, the home should still be dry. The source of the leak needs to be fixed. The carpet may need to be replaced. The house can not have a musty smell or potential buyers will not be interested.

Talk to your agent about both items, the water issue and the showings vs price. Your agent will be able to help you through all of this. Good Luck. - Fri May 30 2008, 07:32
