Shanna, Home inspectors in Kansas are currently not licensed or regulated by anyone. There is a proposed bill in progress to change that. Representation is always best beforehand, which everyone else has already pointed out. Definately contact an attorney right away. Specifically one that specializes in real estate law. Gen, Kansas is a "do not disclose" state in terms of real estate sales price. The sold prices listed on Realtor.com are not actual, but their approximations (see their disclosure). County records provide their valuation, not the actual sales price. A Realtor or Appraiser would be the best route to go for actual "SOLD" prices. Best Wishes ~Charlotte - Mon Jun 9 2008, 13:36

Ashu, the agent you have representing you would be the best person to pose this question to. Generally, any homes with water intrusion issues has a more difficult time selling then others. The issue must be disclosed, and the home usually smells. A qualified company water damage company is the best first start...being sure to leave dehumidifiers in the home. Cindy, Most FSBO's in Hutch would advertise through the BEE, (or other area newspapers) yard signage and on line sites such as Zillow and Craigs List. However, Hutch is smaller, (more targeted) and Im not sure a huge on line campaign would be the best way to go. Generally, most buyers are working with Realtors and the Realtors are using the MLS in determining which homes to show their buyers. Reports show that 8 out of 10 FSBO's end up listing with an agent in the long run. Im not trying to convert you....just want to make sure you have a clear idea of your situation. I am an Accredited Staging Professional and do offer complimentary home staging services to my seller and buyer clients. Additionally, I write for Women's Focus Magazine's "Home" section. Look for my Home Staging class coming this Fall to Wichita State University.
