Carole Kuiken answered:
Rose: There are lots of new programs out there for first time buyers. We are working with what is called "Smart Start" it is government backed and a terrific program. When your divorce is final and you go for a mortgage on your own you go back to being a first time buyer if you bought as a couple during your marriage. There are also some brand new affordable housing units in nice areas that may still be available. It is a great time for first time buyers with the price point having lowered.

Call me if I can be of assistance. - Wed Jun 11 2008, 12:26
Carole Kuiken answered:
The pricing for new homes in that area starts at around the $400,000 mark, although most have 4 bedrooms. If you are open to something a little older there are some smaller homes and of course the pricing is less. As a cash buyer, you are very appealing to any seller in this market and it should help to get you the best price a seller is willing to consider. If one purchaser comes in to buy a house priced at let's say $400,000 and offers less and has one or more contingencies (ie; need mortgage, need to sell a home first) the seller may not want to even consider it because it may seem to have little security that it will actually close, on the other hand, if they don't have to worry about contingencies, they may be more amenable to an offer.

If you would like to get specks on specific homes, please call the office 800-631-5509, my cell: 732-232-1402 or e-mail me ckuiken@crossroadsrealtynj.com. Let me know exactly what your wish list is and we can start working on it. - Wed Jun 11 2008, 12:09

What is the standard comission for selling a house?

Carole Kuiken answered:
There is no standard for all Realtors. Each company sets their own commission rate. - Tue Apr 29 2008, 09:06
