The average number os days on market in the price range and location you are asking is a 2 part question. Let me explain, 1st you have the homes that are 4 sale and still do not have any offers on them, and that number is 105 dyas and counting. The 2nd is the homes that have sold in the last 4 months...how long did it take for them to get an acceptable offer? The number there is 164 days. First off, if you are not using a Realtor you are not getting maximum exposure. Anyone who is selling should give themselves every advantage available to reach the highest number of prosepctive buyers. Ask yourself this, when I am looking to Buy a big ticket item, would I like the advise of a real professional? Of course the answer to that is YES...and therein lies what you are looking for. Talk to your Realtor, get your own professional advice.
Secondly, you should have a virtual tour of the home. We all know that a picture says a thousand words, so give buyers what they want...a tour of your home while they are sitting at their desk.
