I work with both buyers and sellers in Baltimore. I have an investor group of about 300 people who are looking for a variety of properties from shells to already rehabbed properties that they can buy and hold as rentals.
I have a small group of sellers that I work with on a regular basis and others that I find thru referrals and other sources.
I am not a realtor.

We are in more of a buyer's market at this time, as you can see from the volume of foreclosures, etc. Get some good comps for both active listings as well as sold property. Make sure they are within the last 2 to 3 months and within about 3 blocks of your property if at all possible. Price yours as well as you possibly can based on this info. Personally, in the early 90's when I was living in CA, I had to sell a condo I owned. I found out what the lowest priced listing was and priced mine lower by about 3%. Then I increased y realtor's commsiion from 6 to 7%. It was sold within about 10 days. - Mon Apr 28 2008, 07:29
