WELL. if the contract stated to show that the parking lot is per code, that needs to be done. who is responsible for the request? i would be proactive and assist the town in inspecting this issue. - Thu Nov 13 2008, 21:23

my opinion on a rent to own is the following:
i think it works well if you do not have the downpayment and your credit is not good. but it works in general also. its a very good option for the owner. he may not have to move, so his motivation is low. i would list the advantages to the owner and show him.
i would offer the owner a generous deposit and an above market rent with a portion of the rent going toward the purrchase price.

my first suggestion is have an attorney review the contract. depending on the municipality, i do not believe that a c/o will be issued at 40% complete.
as far as deposit goes, unless there is a time is of the esscense clause, the builder probably can reasonably extend the completeion. - Mon Sep 29 2008, 18:10
