"We tried for 6 months to sell our home ourselves but no luck. We then listed withe a Real Estae comapny for another 6 months. We had only one interested buyer whonever showed up and no showings. This comes dowwn to unprofessional agents. 1. They can't afford to chauffeur unqualified suspects around wwithout proof the buyer can buy. 2. They should not watse a sellers time. This comes down to desperation and a fact that most buyers and sellers think they are doing the agent a favour, the agent is weak because the do not prospect and have very many potential clients hence the scenario.

Sellers because of the market worry if a full price offer comes in too quickly. Real estate is now a commodity and prices fluctuate. If the seller has represenation that looks at the whole transaction and the profit or loss of their next move then their should be no problem. This is the biggest challenge, if the seller has to move and their net worth is greater as a new buyer then it's no brainer. - Sun Aug 24 2008, 08:04

We have taken 100 plus listings in West Ga, Douglasville area from Builder close out and National bank. 18 out of the 20 homes for the bank sold in 2 weeks. They deinately had bang for the buck. We are looking at $30 million more of real estae that is comming soon. Westg GA has a lot to offer and great commutes to down town and the airport.
