What service provider are you using? I actually used to use the HTC Mogul and it was a great phone. Depending on the service provider, I could potentially sell you my practically brand new one. It's been sitting on my desk since I changed to AT&T for the iPhone ;)

What do I need a real estate agent for? Sincere question.

Hey Star!

You have brought up an extremely good question. As a mortgage lender, I'm going to try to give you an objective opinion from my experience. Sound Ok?

I think you've clearly illustrated the advantages of not using a Realtor, so I'll concentrate on what you might be missing out on.

Ultimately, you only purchase a home every 5-10 years. Realtors deal with buying and selling homes each day.
Having a Realtor is good because you'll have someone that can negotiate on your behalf. MOST importantly, an experienced Realtor knows what other people are getting. Let me give you some questions/comments as an example of things a Realtor might know that an everday consumer doesnt' know:

1) You might be buying it for less than it normally would have been listed for, but was it worth that?
2) Are other buyers getting upgrades with the price you're paying?
3) Realtors are familiar with laws specifically regarding real estate (some attorney's are not).
4) Will someone be holding your hand throughout the transaction letting you know what to expect?

I think working with a Realtor has much more 'up-side' than potential 'down-side', but that's just my opinion.

Another important thing to consider is who you choose to work with on the financing of the home. Especially if you're not using a Realtor - it could make the difference between a nightmare of an experience and a flawless one. Some banks/lenders aren't experienced with taking more responsibility (we have to) when Realtors aren't involved. Just make sure you ask your lender the right questions. If you haven't decided who you'll be working with, I know a guy that could help you out ;)

I wish you the best of luck! On another note - you should really consider locking in your interest rate. You can currently likely get below 6% on a 30 year fixed rate!

Hey Jesse,

You're in a position many Iowans are facing right now. The advice I would give you would be subject to a few questions.. but I'm going to do my best to give you advice based on what's best for your long term plans.

IF you were to short sale, you would be carrying the shortage (in most cases) after you sell the home. What that means is you'd be responsible for paying back the difference. If you decided to move forward with that, you'll still have some monthly expense to service that debt. I bring this up for one big reason.. it's similar to the renting scenario. If you rent, you also will have a monthly expense.

Without talking to you personally, it's tough to say what makes most sense - but IF you can handle being a landlord, renting makes a lot more financial sense. You'll have tax advantages that a short sale will not offer.

penalties for backing out of offer to purchase

Hey Kristi!

I'm going to agree with Steve on this one. Your earnest money is a definite loss. Other costs could come up.

Depending on your reasons for 'backing out' you may have a valid reason to get out of the contract. I'm not sure if something came up with the inspection.. something else?

Without knowing more about the specific circumstances, it's a tough call.
