Hickory Springs is a very family-oriented subdivision in West Cobb. Active HOA, tennis, kids activities and even adult social activities. The "sister" neighborhood of Burnt Hickory Registry is also a great choice with similar local schools.
Resale value on any property in Hickory Springs is traditionally a good value. An informed agent can assist you in valuing individual properties. It is definitely a buyer's market in West Cobb right now and there are great prices and properties to be located; Hickiory Springs offers great amenities and several good values right now.

Powder Springs and West Cobb are a "best kept secret" in Atlanta--especially for airport personnel! I've lived here for 15 years and it is definitely not an area where I am concerned with crime. Our schools are great, we have many local churches in the community and for your family--an easy back-road commute to the airport.

As you know there are a vast amount of home sites out there to post your home for sale. Some are free, some cost money, and not all are worth your time! Posting the same data over and over again on various sites can be time consuming. We've been advertising houses on line for several years now with great results. The best tip I can give you to minimize your entry and reach several sites at once is postlets.com This site allows you to enter data once and submits to several top home search sites.
Also, most importantly in any site you place your home for sale is that YOU receive any leads generated when clicked. Your other concern about pricing is noted. Many sites will provide "ideal price' for a home. It is important to learn where they pull the data from and how current it is. In today's changing market, your price is extremely important. I advise my clients to be in the "top 1/3 of condition of comparable prooperties and the lower 1/3 of pricing of comparables". When these 2 are met, you will achieve a timely sale! Good luck! Kennesaw Spring Drive is a great area for families. Several listings are nearby, and they are in neighborhoods which offer varying amenities and price points. As a West Cobb resident for over 15 years, I can share with you the "local info" and help you find the right house in the right location. I list and sell properties in Cobb and Paulding County--these are the areas I know best!
I do urge you to seek Buyer representation on any purchase transaction. The agent who lists the property is working in the interest of the Seller. In Georgia, a listing agent can practice Dual Agency, in which the agent can represent BOTH the Buyer and Seller--but only with written permission from both parties.
Personally, I offer a full time buyer's agent on our team who focuses specifically on assisting homebuyers. If a Buyer is interested in one of our listings, we are able to have representation specifically or the Buyer!

Becky, make sure you have an agent who is pricing your property correctly to sell in this week's market...NOT last month's market. A good agent will stay on top of market conditions not just in Yuma but in your specific area. An agent who tells you what you need to hear in terms of pricing and competion is exaclty what you want--not an agent who will price where they think it will sell just to get the listing.
In today's market, I tell my sellers you need a 30/30 approach to your property. You must be in the bottom 30% of price for a comparable home, and the top 30% of condition of comparable homes.
Price it right, stage it, get it move-in ready for buyer and it will sell! - Tue Sep 11 2007, 12:53
