To sell, your home has to be the best. Best price, best condition and best location when matched with the competition of homes for sale. Almost or #3 out of five won't work. If you are not willing to make it meet that criteria you may want to reconsider selling. Most markets are experience something like 10 listings for every sale. So you need to have the price and property right. Remember the three P's... Price, Product, Promotion. If one of the three is out of whack the other two will have a hard time accomplishing your mission. So the fact that another neighborhood is more like yours probably doesn't count for much. You need to deal with the competition at hand. You may be overbuilt for your area in which case your price will really be critical and tough! Buyers have options when buying a home. They really do not care what you think or what your motivation is. They can very easily get up to date on a market in the comfort of their own homes.
