Hi Samantha,
I live in the Wellington area and my daughter rides near all the show grounds, therefore I see and feel the activity. The Equestrian area here has been very consistent and easy to rent. Last year I had a listing that was a 3/2/2 pool home in a gated community with 1,700 a/c sq. ft (It was 2 miles from the Show Grounds) and it rented for $4,500 a month (January -April). This was without a barn facility. It is something to consider especially with the deals you could get on building the barn etc.. Feel free to visit my website and click on the equestrian link. I'm a Realtor in the West Palm Beach, Wellington area and have an Aunt that lives in Riverwalk and LOVES it! It's a beautiful community and perfect for her. Please be careful when purchasing in there. They have been going back and fourth about extending Jog road and if and when it does pass it will be behind the Riverwalk Development. I have two children 10 and 12. I respect your research on schools and have spent a lot of time, visiting and researching the right school for my kids in the Wellington area. There are so many different elements for you to consider pertaining to your children’s needs. My son has a minor learning difference and finding the right school for him really has made a difference. He is going into 8th grade now and is in the right environment that is conducive to his learning style. He's now an A,B student and is able to reach the potential he is capable of producing with the right structure. Take your time and go with your gut!
