"Charles, recently we completed the sale of our Wellington home, thanks to Ann Angotti. This was probably one of the more challenging deals in that the closing was contingent on the buyers selling their existing home. Unfortunately that deal was one where quality, timeliness, communications and focus to detail were all lacking. In seeing the dynamic of our buyers deal, with all of the parties involved and contrasting that to our representation from Ann and Coldwell Banker was a real eye opener for us all.
Not only was this clear to both my wife and I , but over the 3 week period while we were waiting for closing to actually occur, I believe all parties involved would agree that Ann was the real professional who kept the deal going, communicated across all parties and really did an excellent job for all of us involved. "To whom it may concern:
This letter is in reference to your agent Ann Angotti. Ann Angotti was a blessing to have as an agent. She was very instrumental in the purchase of my new home. I was having trouble with the mortgage company. She personally kept pushing the mortgage company to get a clearance to close and when it looked like the loan was not going to go thru in time she put me in contact with a Caldwell Banker mortgage processor. I had to be out of my apartment by August 1, 2005. Again she kept in contact with the processor and was able to push the processor to get the loan closed in time for me to move out of my apartment and into my new home. This would have not been possible without Ann caring about my well being. I wanted it to be known how well Ann is in representing your company and I would not hesitate to give her a recommendation to all my friends and relatives who are looking for homes."

Realtors and appraisers try to stay within the same subdivision. If there is not enough comps we go to comparable areas. As far as a short sale be willing to wait 2-9 months to get an answer. - Fri Oct 24 2008, 13:43

The banks have to do the BPO first. The whole procedure can take between 2-9 months before you get an answer. It is fustrating for all of us because we have no control over the banks. They first have to get an negotiator that will look over the BPO. The bank is going to try and get market value so it they can come back at a higher price than what you offered. If you have the time hang in there and if not move on to a property that is not a forclosure or short sale. - Thu Oct 23 2008, 14:03

The lots you are inquiring about are between 1-1 1/2 acres. Prices range from 125-250 depending where located, if lot is high & dry etc.. These lots are on well water and septic system. Let me know if you are interested and i can send you some listing of lots for sale. - Sun Oct 5 2008, 20:10
