I'm sorry that this is happening to you, but not all agents are the same. Allot of us are committed to our job some are not. Some agents work part time only, so they will only do part of the job for you. You need to interview a few agents and tell them exactly what you expect from them, and ask them what are they going to do for you, how are they going to advertise you property is a very important question, and don't hire an agent from Salt Lake or Saint George if you are selling your house in Brigham city (not that they are bad is just too far away from the home you are selling). At Century 21 we have a 'Seller Service Pledge" that tells you what to expect from us that if we fell to do what in writing we are telling you we will do, them you can fire us for falling to our commitment to you.

And if you are already working with someone else and still not getting what you want it might be that you need to give him a chance and tell him exactly what you told us. Some times we need to know that the service we are providing is not to your satisfaction, that also makes better agentes.

My Broker is involved in it, and yes, there is a default clause where the buyer needs to vacate the property. The thing is: They shouldn’t even take position of this property because they default to pay in full the deposit but they did and now the problem will be to get them out.
