My main purpose for being on this site as a realtor is to provide another marketing venue on the internet for my sellers. So, please take a look at my listings section of this web page. I'm new here and many of my collegues have been members here a while now, so sorry if I don't have the time to sit here and answer many questions. I like to stay on top of things and be available for you, so if you'd like me to answer your specific question, or are requesting my real estate assistance, I've provide my e-mail link and my voice-mail number.
Jennifer a difficult solution for you might be to consider a short sale. Since you have moved out of state and your home might not bring in enough to satisfy you loan. You may be a candidate for a hardship sale. Check with you lender, you can negotiate how the sale gets reported on your credit report. They would rather work with you than have another inevitable foreclosure. Check out my listings on my page, I do list in Royal Oak. - Thu Jun 19 2008, 09:49
The numbers Lisa quoted you below are true when you run a quick "solds" analysis in MLS. The numbers don't however take into consideration homes on the market currently not sold, homes that expired and never sold, homes that relisted under a new contract. Many agents pull listings and re-enter as new to "re-fresh" the listing, this generates a false market time. Here's an example of a home that was recorded as sold in 175 days, but what about the 62 days prior? It was taken off the market on 9/24 and re-listed 11/1 same agent, different office....
All MLS Listings for same Parcel# the timeline is backwards......
SOLD 4/24/2008 N/175/175 $355,000 ALI A. EXIT REALTY
BMK $399,000 4/14/2008
NEW $419,000 11/1/2007
UWTH 9/24/2007 N/62/62 $419,000 ALI A. RE/MAX
NEW $419,000 7/24/2007

Angie,
It's sad to see this kind of service in any business out there. One good thing about this bad economic turn is that because it's getting harder to sell homes, the agents that thought it was easy, are getting out of the business. Selling a home though includes cooperation of both the seller and listing agent. If you have an idea that might sell your home, or expect certain things to happen, be up front and share those suggestions with your agent so there's no surprises in the end. Communication is key for a successful real estate transaction. Team up with the right agent and get your house sold!!! Good luck neighbor, I'm in Beverly Hills if you wanna call me:) - Sat May 31 2008, 20:35
A fixed rate remains constant for the life of the loan. Mortgages with interest rates that fluctuate are usually in the form of an arm. With a 3 year arm for example, you have the introductory fixed rate for 3 years then you may adjust. Adjustments are capped at 1% a year, 5%max for the life of the loan for FHA and 2% a year, 6%max for the life of a conventional loan. Check with your lender for current guidlines. - Fri May 23 2008, 08:26
