About Me
Simply put, I have one goal in mind....to provide clients with a level of service that is truly unsurpassed in our industry. I just feel that too many real estate agents put their focus on QUANTITY - and have forgotten about QUALITY. My clients have come to expect a higher level of personal, professional and prompt service. I have extensive experience working with out-of-town buyers, first timers, growing families, and investors. Generally, I tend to work with fewer clients than most other agents, allowing me to dedicate more time to your specific needs.

As a certified "ePRO" specialist, I take advantage of all of the latest technology to make sure that I'm providing you with the most accurate information, as quickly as possible. No matter if I'm in the field, out of town or in the office, I have immediate access to all information, listings, emails, etc., day and night. I can be reached by cell phone, email, home phone, office phone or text message virtually any time.

Personally speaking, my wife and I have lived in the Charlotte area for over 10 years. Both of us are northern transplants....I'm originally from Michigan, and Lisa's from Ohio. Lisa, a licensed Real Estate Broker herself, works with me as my assistant, handling all of the countless details related to a real estate transaction. So together, we make sure that we exceed our clients expectations, 100% of the time. We are both very proud of recently being named to the "International Presidents Circle", an award given to only the top brokers at Coldwell Banker.

""Rick Houghton is to me a guardian angel with patience. I started my search in July 2005 from New York City; after searching through tons of homes in March of 2006 Rick patiently guided me to the purchasing my new home. Rick was like an uncle or family member that was ALWAYS looking out for my best interest. Rick even educated me a long the way. I can recall every time Rick showed me a property I would always ask him "Would YOU purchase this home" and he never failed to give me an honest answer. After getting discouraged and frustrated and just wanting to give up all together, Rick gave me "Hope" and encouragement. At times I got so frustrated with myself I just knew I was driving him crazy. But he never ignored me or pushed me to the side. He returned every phone call and never left a stone unturned. He made sure that I was knowledgeable and that I understood every term that I came across. As a realtor he went beyond his call of duty; even working on weekends."

Is anything wrong with rent to own?

Rick Houghton answered:
Normally, no....there is nothing wrong with RTO. In fact, it be a win-win for both buyer and seller. The buyer can purchase a home that they normally could not have through a traditional sale, and the seller sells their house at an anticipated sales price and is protected by way of the option fee paid by the buyer. One potentail downside - especially these days - is if the seller goes into foreclosure during the sale, and runs.....it happens. One note.....back sure that the "option" is recorded on public record. This will block any other sale of the house during your option period. - Sat Jun 28 2008, 09:24

Sounds like you might want to look at Sun City, the Del Web Community in Fort Mill, just south of Ballantyne. It's a 55 and over community, but not your typical "retirement" community. It's very active....beautiful club house, golf course, swimming, etc. Great community....check it out. - Sun Jun 1 2008, 18:20

I am looking for a quality realtor in Charlotte.

Rick Houghton answered:
A good Realtor is worth their weight in gold, if their good at their job. True, anyone can go online and search for homes, but it's quite possible that you could have got a better deal and saved / made more money if you had enlisted a Realtor. Going it alone is similar to defending yourself in a court of law....you have NO ONE looking out for your best interests. If a Realtor truly understands their roll, they realize that they are legally, morally and ethically bound to work FOR you, on your BEHALF.

Your first option is NOT reasonable. A Realtors job really starts AFTER we find you the house. No agent in their right mind would take on the liability of a transaction for a 50% split....it's not worth the risk.

I have extensive experience with investment transactions, and plenty of references if you need them. But I will not reduce my commission. You need to be cautious of any Realtor that will. Please check out my profile and experience, and know that I have have been involved in over 50 million in transactions, WITHOUT discounting my commission.

If you would like to chat further, please give me a call or email. Even if you would simply like to chat about the whole discount commission topic, I will be happy to go into it in more detail. - Sun Jun 1 2008, 17:59

Rick Houghton answered:
Hi Armina,

In the month of May, the average home in Matthews sold in 86 days, for a sales price of 268k. There were 69 closings. Matthews is a good sellers market right now, or at least better than many others.
