That is a very broad question. However, Aly is correct , your offer to purchase is subject to their lenders approval. If the seller agrees; I would conduct my home inspection before submitting an offer. This will cost you some money yet it will save you more in the event you purchase the home. Once your offer is submitted it can not be changed. If your offer is denied you can then re-submit an offer provided they have not accepted an offer. The bank will not make repairs and often sellers who gain nothing and are in such a situation can not afford to make repairs. Good luck! - Thu Apr 3 2008, 13:15

Wish you were relocating to Charlotte, NC! But... a native of Millburn, I am familiar with Bloomfield and Lyndhurst and here are the township links... You will be happy in either! However, personally I would purchase the multi unit in this market, it is a good investment (but Haggle, its your market)! College town, you can always rent it. If you do not relish becoming a landlord then the single family fixer upper is great too... you can always fix it, live there a bit and later sell it for a nice profit - it is so close to the city via rte 3! A property must be foreclosed on to allow the bank to take back ownership with clear title. Once it has ownership they may list or auction it to the highest bidder. It is often better to gain properties before foreclosure while occupied in a short sale. Good Luck! I am not sure I understand your question. However, I will attempt; There are condos in the Charlotte area with a single story yet located within a building of multiple stories. Then there are ranch-like 1.5 story, Townhomes with the master bedroom down and possibly a bonus or alternate bedrooms above. I hope this helps!
