You should definitely contact a professional appraiser (they will charge you about $500-600 for this service). In the event you wanted to work with a professional real estate agent this would be included in the service plan and you would only pay if and when your home sells (you would pay the mutually agreed commission amount). Selling on your own can be a challenge but for some people who are home most of the day and have the time and budget to pay for the marketing this can be a good alternative to employing a professional.

Absolutely. There are different types of "foreclosure" properties. Sometime these homes are listed in the multiple listing system along with the other properties for sale and will note in the comments "bank owned" or "subject to lender approval." A realtor can be a value asset in assisting you with finding and viewing these homes as well as writing up the contract and negotiating the deal. If you are referring to a sherriff's sale then you would go to the auction at the town and you would not be able to employ the services of an agent, which can be a disadvantage, especially if you are a new investor.

My suggestion is that if your goal is to find the best "deals" then consult with an agent. There are different ways of buying investments and you can also put less money down in some cases.
