Alix Myerson - a Bostonian by birth and Washingtonian by choice for more than 30 years - began practicing real estate full-time in 1997. For the 11 years prior, she worked as President and CEO of Myerson & Associates, a for-profit firm providing design and management of secondary education and career opportunity programs for court-involved at-risk youths. Alix also formerly worked for 15 years as a manager in non-profit agencies and retail sales. In addition, she is: Graduate Real Estate Institute (GRI), Certified Buyer Representative (CBR), Owner of a renovation company, Member Smithsonian Women's Committee and Board member of the Vassar Club of Washington (25 years).
Aelita Brolis is an area native born and reared in Arlington, VA and a graduate of University of Mary Washington in Fredericksburg, VA. She brings to the partnership experience in non-profit management, project execution, relationship building and problem solving. Prior to real estate, she lived abroad in Eastern Europe's Latvia where she was the Executive Director of a non profit protecting the rights of children and families. Back in the US she worked for several other non profits focusing on child assault prevention, building stronger realtor associations in Central and Eastern Europe and a variety of projects for the American Red Cross - International Services. In addition, she is a Graduate Real Estate Institute (GRI).

Sorry to hear your property has not yet sold. I'm not sure what price point you are at but if it is not selling - that means the property is overpriced. Houses are selling in the metro DC area if they have the correct price tag on it. I've been in two multiple offer situations in the last month. Both properties went after the first open house. If no one has complained about the condition of your home and no one has made an offer - that means they like the look of it but - based on the price - not enough to write an offer. Even a lower offer. In their eyes you have not set yourself apart as good value yet. If you want to sell right now and in this market, I would highly recommend sitting down your Realtor to rediscuss the price. Good luck! - Wed Jun 11 2008, 12:43
It comes down to price and condition - even in this slower market. Any home will sell if it is priced correctly. I just looked up your home. It shows well and sounds as if the condition too is good. The pictures could be a little better (taken by a professional photographer) but the kitchen is nicely updated as you said and your home has nice curb appeal. It IS the price and I know that is a hard pill to swallow. If people see the pictures online, think it looks decent for the price, they WILL come and see it. Those that are looking at your pictures (is your Realtor providing you data on how many hits your on-line pictures are getting?) are thinking that the price does NOT match what you are offering. I highly suggest sitting down with your Realtor and rediscussing strategy and price. Also ask your Realtor to do a market analysis of what has been selling (and sitting) these last six months in your price range and area. Good good luck! - Fri Nov 2 2007, 08:02
Good news does not sell.... and the media only makes it worse by clumping everything into national averages. National averages are completely different than what is going on in local markets. It is unfortunate and a lot of time is now spent informing buyers and sellers as to what is really going on in the market. In DC, we are actually seeing multiples again in certain areas and price ranges. If it is priced well, the property sells. - Thu Oct 25 2007, 15:01

It might be worth the extra $200 for a more detailed analysis. You need to feel comfortable that a good job has been done; that your future home and investment has been thouroughly inspected. It is a small price to pay to lessen the possibility of undetected problems that could cost you thousands. Were these home inspectors recommended to you?
