I have been a Realtor in Kitsap County since 1999. I moved here from Boston, Massachusetts in 1980 and love it here. My focus is residential sales representating both buyers and sellers. I believe that education and working in real estate full time as a career not a part time job is the only way you can call yourself a real estate professional. With changes in legal issues, technology, and the real estate market conditions without constant education and experience you cannot deliver superior service to your clients.

Your question is not clear, you say your agent is not working with you. Are you listed with a brokerage? I don't see any reason your realtor would not put your photos in the mls. Or... are you asking if you can list your property yourself in the mls? If that is the question I am not certain there are any mls that allow private sellers access to the database. The other confusing part of your question is you say you don't care if it stays on the market a year but then you say time is wasting so are you in a hurry to sell? You may be able to find an agent to list it at your price if you offer to pay for all the upfront costs for advertising and marketing and then have your agent credit it back to you at closing if it sells. Unfortunately as the others have also answered there is not short sale addendum. In addition to having the purchase and sale subject to lien holder approval you may want to put a time limit on getting the approval. As we know it can take a while to get approval so to protect your buyer I would include a time line and give your buyer the option of withdrawing in writing if approval is not received in a specified period of time. There are also the contract deadlines, for instance 10 day inspection. I would also specify what date will be considered mutual acceptance, the date the seller and buyer agree on terms or receipt of bank approval. Hopefully if the mls comes up with an addendum this will be addressed, such as all timelines will begin on date of bank approval. - Wed Mar 26 2008, 06:26

You have received some good advice from the other folks that responded. Have you actually taken them out in your car to view some of the competition, homes that are nicer that are priced less, homes at their price range that are a much better value? Seeing stats on paper is one thing but actually seeing it in person is another. I will take sellers out to look at homes before pricing and putting theirs on the market. It has always been our practice to take buyers out, we now owe it to our sellers to take them out so they can price their home right. It works. If these folks still don't want to price their home realistically, I would either tell them that maybe you are not the agent to market their home if you don't believe in the price or tel them you need a retainer to pay for all the marketing which you can credit back to them once the home sells.
