You'd think your destinaton was the "Big rock candy mountain" you got agents steering you from Portland/Vancouver to Sumner to Greenlake (SEA). Sumner is a quite lil' town, Tacoma has the highest crime rate in the entire area, Vancouver is NOT Seattle or anywhere close. It's more a burb of Portland. Seattle is the most expensive (in general) of all. Mill Creek is the "Beveral Hills" of Snohomish co...and priced accordingly. Depending on your commute plans...think outside the box, can you deal w/ a ferry boat? live in Kingston and or Whidbey island and get spoiled yet just a short boat commute to the big city?
Every hear of the Boeing co.? Their micro-economy is doing ok (Mukilteo, Everett, Meadowdale, Machias, Stanwood.) What about Microsoft? Despite a few billion to the EU Bill still has enough pull to keep it together for the near term so buying w/in a few (30mi) of Redmond/Issaquah ain't a bad bet. Botoom line is how much are you willing to spend for where you wanna be...if money is no object then Mercer island is hard to beat. If money is a concern then North of Seattle has more upside than south...mostly cause Boeing is a sure bet and Ft Lewis /Mccord is at the whim of Uncle Sam - Fri Feb 29 2008, 19:31
FSBO is successful about 25% Or put another way; 3 out of 4 FSBO"S don't sell.
Of those that are successful, the average sales price is typically 15% below the market.
That's why I am always puzzled by the FSBO... the time it takes, the lack of results, the bargain hunters, the most dangerous legal exposure you'll ever (2nd only to driving) Quit being so cheap and hire profesional help... Or not; rent for awhile, watch the tenants trash your house while this flat market stays flat. Spend thousands curing the damage the tenants have stuck you with and sell next year for 2% less.
Some questions to consider: Why are you selling? Are you buying up? Is there any tax questions? rates are up next year on Capitol gains so don't be penny wise and pound foolish. - Fri Feb 29 2008, 16:22
In a word: Wenatchee. Mission Ridge is a 20 min. drive w/ new owners, new chair lift and great snow. Additionally, only 90 minutes to Stevens pass. Leavenworth is also a great (and much more mountain like) area, However the inventory is limited.

I'll assume you mean a new home w/ a basement (finished or not) that offers additional living space.

I am a Seattle Broker w/ 26+ yrs in this biz (bio at gregthody.com) Seattle is a REALLY big place, naturally, some parts are better than others. If you look at Seattle from a regional perspective, the Wenatchee/Leavenworth area is up 17% over the past 12 months and has ski terrian not unlike the Alps. About 3 hours east of Seattle. The Richmond Beach area is a great place to buy, espically if you plan on living here for awhile. Everett (Boeing Aerospace co.) is yet another great affordable town in the Greater Seattle area. Are hoping to buy low and sell high in the next 12 months? I'm sorry to say that bus left town last summer. There are some really good opportunities in this part of the world, do your homework; or better yet, contract with a competent R.E. Broker. Quality homework is what good Realtors do.
