A short sale will only work if you are behind in your mortgage payments. Also, while not as bad as a foreclosure - it is VERY damaging to your credit. I would rent it for as much as possible and wait out the market. - Sat Jul 19 2008, 12:33

Foreclosures are MUCH easier to purchase than short sales. I have attempted 2 short sales in the past 9 months for clients. One buyer bailed after waiting for 4 weeks for an answer; another after waiting 6 weeks.
Foreclosures usually take 2 or 3 days (tops) for an answer to an offer.

Alison - There are many ways; it really depends on what contingencies are written into the contract. Typically you would have x # of days for a Home Inspection, Appraisal or in the case of a condo or property with a HOA; you have 3 business days in DC, to review the documents - which you may break the contract.
