I would get another estimate and then submit both to the Seller, asking for a credit of the lowest amount, or have the Seller have the situation remediated. The Seller still will need to sell the house, even if you are not the buyer. Your Realtor should be advising you regarding this. Yes, bleach will clear up a small amount of mold, and since I have not seen it, cannot advise. I would definitely get another "professional" opinion. - Fri Oct 3 2008, 18:03

The best beaches in Rhode Island are in Narragansett, Matunuck, Sand Hill Cove, Charlestown, etc. Very rarely is there one in the $200 price range. Warwick does have some small beaches, Conimicut and Oakland, that have old beach cottages mixed in with newer homes. If you are looking in the $200 price range, Warwick may very well be your best bet. - Fri May 16 2008, 04:03

Any Realtor "mentioning" that you can save money by leaving out your own agent is not doing you any favors. They are relying on the public perception of how a Realtor gets paid. Your own agent would/could have pulled the stats for that home and advised you on your offer. As the previous answer mentions, it depends on your contract. Do you have a signed acceptance? Hi Jenna, If you are working with a Realtor he/she would be able to do a CMA to find out what the house would be worth if it was completely renovated. Based on this opinion and what you feel it will take to get it to that point (and of course, what you can afford), make your offer. It has not been my experience, lately for banks to try to get what is owed on a home (foreclosures, specifically) In fact I have seen some drastic reductions in REO homes lately. Because I also sell REO homes, I can tell you for a fact that this it not usually the case. Good luck in your search! - Sun Apr 27 2008, 12:30
