you need two things as soon as possible a real estate agent in the area the home is in (to verify that you are correct) and most importantly a real estate attorney. Real estate agents are normally not lawyers and therefore can not and should never give legal advice. Contact the attorney he will advise you what you need to do. You need to talk to a mortgage broker. Not only will they be able to tell you how much you can afford, but if you have issues wih your credit, they can advise you as to how to fix them. They can also give you an estimate as to what your home payment would be. Using that information I would save the extra money above what my rent was, so that you are used to paying a "mortgage" payment every month. I assume by 3/2, you mean 3 bed, 2 bath? Your best bet would be to contact a realtor. They have access to everything that is currently on the market in your town, what has sold, and more importantly how long these homes have been for sale.
