Good point Tim. You never know how much a property though has to offer, lot, views, the neighborhood til you go to view. Hard to make a fast comment as a Realtor when I've not seen the property, but..I can say this. Area 22, which is in that pocket of Chesapeake has only had 9 solds in the last 6 months betwen 1400 and 1600 sq. ft. The highest sold was $222, average looks to be around 190's.. Sweetbriar is a sought after neighborhood though and shows from the comps, only 3 homes on the market in a while year...means people like where they are living generally.
Great comment though and is after looking at comps, one to consider. I wonder if the seller has really looked at the recent solds in their sq. ft? Have to consider though if the seller cashed out equity during the boom, they may not be able to sell for below that. Seeing this as a common thing in this market.
