Is your concern simply how you would pay your realtor 10% commission. The seller has probably already stipulated they would pay 3%. If you have a buyer/broker agreement that states you will pay your agent 10% than any commission dollars not paid by the seller will then be your responsibility and would be brought by you to closing.
