I just spoke to one of my favorite lenders in VB, David Martin over at Mortgage Source (490-3912) he says: It depends . . . if your bankruptcy repayment plan was at least 12 months and your trustees will put
something in writing, you may be able to get an FHA mortgage. Conventioanl mortgages still require 2 years out of bankruptcy. I say, give David a call, tell him Wendy "D" sent you and see what he can do for you. Good luck! - Fri Aug 8 2008, 13:01

CG - From a real estate standpoint, the mere presence of termites does not effect the value. Lenders and mortgage companies usually require a "clear termite letter" stating the property has been inspected and was found to be clear of termites, wood boring insects, etc. before they will lend money or make a mortgage. If the infestation is bad enough that it has caused damage, then the inspectors will not be able to write a "clear letter" for the mortgage company so the mortgage company will not loan the money until the damage has been repaired and the property has been treated and re-inspected. If the damaged home was not treated, then it may be worth less on the market as it has "issues" and any buyer who needs to get a loan will not be able to do so. If termites are present then treatment alone will usually satisfy the inspector who can then write the "clear letter" for the lender. Here in Hampton Roads, VA we have lots of termites. I recommend to my clients that they get a reputable termite company, buy a policy and keep it up to date. Lots of termite companies will come inspect your home for free, just listen to the advice they give you and shop around for a good company. In the event you are purchasing a home that has been found to have termites, it will be treated before your lender will make any loans.
