The listing agent's first duty is to the seller. It may be in the sellers best interest to accept back up offers in case something happens to the first buyers-loan problems, buyers remorse, divorce, death, job loss prior to closing, etc. If you are the seller, we would always recommend that you accept back-up offers, as there is NO downside to the sellers! Now if you are a buyer, there can be downsides to you! - Sun May 25 2008, 18:14
