Hello, my name is Claudia Morales and I am a Realtor at Century 21 Fairway Realty in Victorville. I have been trained under Fairway's in-house training which focuses on a variety of issues from quality listing services to buyer services. I have chosen to focus mainly in residential home and vacant land sales. I started in Real Estate as the Marketing Director for Century 21 Fairway Realty and have also managed my own team of customer service representatives as the Customer Service Manager at one of the Inland Empire's premier auto dealers. Along with being a Realtor, I am also a graduate of California State University, San Bernardino. I graduated in December with a Bachelor of Arts in Business Administration with a concentration in Marketing. I think the best area for investment property is something definitely commuter-friendly. With the majority of the citizens commuting "down the hill" to areas like Ontario, San Bernardino, even Riverside it makes sense to buy something near the 15 freeway or off Hwy 395. In Hesperia, the area near Main St & Escondido would be good, as would the area off Hwy 395 & Luna or Luna & Mesa Linda and of course, there is always Adelanto.

Hi Chris,

Just as everyone stated it takes a LONG time for short sales to close...if they even do. Out of all the short sales my buyers have made offers on only ONE has ever closed. There was one short sale my buyer was in escrow for 60 days and when we told the short sale lender we were going to cancel if they didnt give us their final answer they responded by agreeing to sell it to us for $10,000 MORE than what we were in escrow for!! Needless to say it was a huge waste of time for us. Right now, it truly does not make any sense to buy a short sale when you can get a bank-owned home for much less and some are in turn-key condition (ready to move in). Banks are anxious to sell their foreclosed inventory and are willing to pay all of your closing costs (negotiable) while in short sales the lender is trying to get the most for the property and would be reluctant to pay even half of your closing costs. I found my buyers a gorgeous 2006 bank-owned home with 3,000 square feet for around $200,000 and the bank is paying ALL of their closing costs and their pre-paid items. Also, in the time that it takes for the short sale lender to respond to your offer, open and close the escrow, the property may have depreciated even further!!

Don't settle for a short sale, you'll kick yourself for it when you're 60 days into it. - Sun Aug 17 2008, 13:58

I have helped many buyers this year get into homes in Adelanto. Yes, there are many undesirable neighborhoods in that area but there are also a lot of newer areas and those are the areas my buyers prefer to stay in. Adelanto has the most affordable housing of the Victor Valley. There are alot of many GREAT deals. I am closing escrow on a bank-owned home for one of my clients on a house built in 2004, 4bd, 2ba, and sold for $125,000 with their closing costs paid. I used to commute from Riverside to Victorville. It took me 50 minutes to get from the Adams St/Auto Center Dr exit to the Palmdale Rd exit. Of course, I was going against traffic but the southbound side didnt seem to heavily congested. I'd say 45-50 minutes in regular traffic flow maybe an an hour and a half on heavily congested days (like Fridays or Sundays when people are going to Vegas and coming back from Vegas). It also does depend on which side of Riverside you are going to. My route was the 91 to the 215 to the 15 but Riverside can be reached off the 15 Freeway too. - Sun Aug 17 2008, 13:37

are vacant lots in victorville selling?

In the last 6 months, our MLS is showing 111 sales of vacant land. Vacant land prices have decreased and so has activity in some areas. Many people who once thought buying land is a great investment are starting to see that the REOs are so cheap right now it makes more sense to buy an REO than a residential piece of land. Even if you could build a custom home for $150,000 and get a parcel for another $50,000 thats $200,000 and I can guarantee the home will be a lot smaller than an REO you could buy for under $200,000. What type of land are you looking for?

If you are trying to sell residential vacant land expect to be on the more more than 6 months, however, if your parcel is zoned commercial or something more desirable your chances of selling are much better.

Is it hard to sell vacant land right now? it depends on who you ask. I sold a 5 acre parcel zoned ADD (Airport Development District) for a client of mine at $140,000 and just weeks later his neighbor sold their 2.5 parcel (same zoning) about $100,000. Those people were really strapped for cash, my client wasnt in the same situation and wanted to wait until he got a good offer (we had a total of 3 offers on his land).
