When should sellers disclose tax increase?

Jeff - Ginny Mitchell Realtors answered:
If you will be the owner of the home when the second installment is due, and this part of the tax bill covers the time you will be in the house, then you should be the one who pays. However, if these are taxes paid in arrears, then the tax pro-ration should be as of the day of closing. Ask your Realtor and call the closing agent also. Most closing paperwork includes an agreement to be signed by the buyer and seller if taxes are paid in arrears and the tax amount changes, then the buyer or seller will pay the additional amount that they owe, or the buyer will reimburse the seller for taxes overpaid. Your Realtor and your closing agent should be able to explain this to you in detail for your particular situation. Hope this helps you. - Sat Sep 27 2008, 19:04

Unless you really want this house more than anything else on the market, you should probably move on to look at other homes. Top dollar is not a term we are hearing much these days. Sellers may not have the money to make repairs, but they could perhaps credit you at closing for the amount or part of the amount of repairs. If this is an "as is" offer, then you have to decide whether to accept the house as is, re-negotiate the price, or cancel the offer IN WRITING within the specified time allowed for the inspection contingency.

I'm a Realtor. I don't see where to claim my listings anymore.

Log on to your profile page and then locate your listings. When you find them you will find the option to "claim" those listings. The listings will then be shown with your home profile. We assume that your company is uploading these listings from their data base. Sometimes this uploading takes several days before the listings show up. Get this property on the rental market NOW if you wish to rent this winter season assuming that this is a furnished vacation seasonal rental because people are selecting their rentals as we speak . Tic, toc, tic, toc. If it is an unfurnished rental home, the sooner the better to be on the market but not quite as urgent. Some folks will be retiring and looking for a nice rental while they look around for something to buy or perhaps waiting for their other home to sell. Florida rentals are popular but this year might be less exciting with very high gas prices and gas shortages hampering some of our Canadian and northern U S friends from visiting in the usual numbers.
