David,
One-story homes seem to be a premium! As you might imagine one story homes cost more to build than the same square footage if the house were a two story. The foundation is would be larger, roof line larger, plus the lot would need to be larger to accommodate a one-story home. The trend has been for builders to build large homes on small lots. The folks who desire to purchase a one-story home get fewer and fewer choices.
With that being said, there are several one-story homes currently for sale in the eastern side of Thousand Oaks which would be near the Lang Ranch development. I have attached the information below with five such homes.
If you would like further assistance in finding a one-story home, my partner and I would welcome the opportunity to work for you.

Your real estate agent is right in that you will not get a set of the CCR's and rules until they come through escrow. BUT you can easily call the property management company for the association. The management company will tell you what the HOA fees cover and don't cover.

It sounds like you are getting a good deal on the REO. It also sounds like you need to run this scenario by your lender to see if you can get loan approval based on keeping your condo as a rental. The lending guidelines have changed and tightened. Your lender will be able to tell you if it is possible.

You are buying a home. Don't buy in a 'bad' area. Get yourself ready to buy.
Here's my 'homeowork' for you: 1. Get fully approved with a solid lender who has access to many different loan programs. Learn about the different loan programs and ways to finance your future home. 2. Find a Realtor that you can relate to. 3. Start getting auto emails from your Realtor of the areas of interest. 4. Drive by the areas of interest; do you like the neighborhood? 5. Look at four properties with your Realtor every couple of weeks. 6. Eliminate areas and properties that you do not like. 7. Be ready when a property that you like comes on the market.
If you do these above steps, you will be ready when the right property comes on the market. You will be an educated buyer and you will know what is a good property and value when the time comes. - Mon Aug 11 2008, 15:58
