As other posters have mentioned, this information is something you are entitled to as part of the buying process. An agent will make certain you have access to this information.

If a high foreclosure rate is prevelent in this community it should be percieved as a "red flag." What is the reason? The financial status of the association should be of primary concern.

As Phil says, it's all about LOCATION...... We often get this question from our customers and remind them of the stability in value of a water fromt home. As we are pesently seeing the prices of these homes will be affected by market corrections but not as drastically as homes in other locations.

If rental is a primary focus for you be certain of an area's previous rental history. Obviously you want to identify one were rental property is in high demand.

As you are aware, this is an ideal time to make a real estate investment in the US. If you are planning on renting this property, our recommendation is to bake your purchase based on "rental appeal." We find that renters are attracted to beach and water front, golf course availability, proximity to cultural activities, safety,etc. etc. Your rental return will be greatly enhanced.

We also tell our customers to never consider making a real estate purchase without considering its resale value, 5, 10, 15 years in the future. All thought it is impossible to envision a clear picture for the future, your decisioin should be based on ideal characteristics like those above.
