What are common mistakes Sellers make?

Cory Escott answered:
Not preparing the home for showing and also as important the inspection. Not making the home easy to be viewed. Hiring a realtor without knowing their knowledge, advertising, and experience. Pricing a home to high and not listening to realtor about other items in the process. Not knowing what similar homes are selling for within the most recent period of time. Making the wrong improvements. - Thu May 8 2008, 09:30
Getting pre-aaproved with a lender prior to looking at homes. Close second is not havinfg an inspection once they find the right home. - Thu May 8 2008, 08:52

What services do buyers and sellers most value from Realtors?

Cory Escott answered:
To be educated in most areas of real estate. To have the answer or know where to get it. To keep buyers and sellers educated on their personal situation. To have knowledge of the current market and to keep up on the education of new situations in real estate. - Thu May 8 2008, 09:01
Cory Escott answered:
The seller to contribute up to 6% of the purchase price towards your closing costs and prepaid items and the 3% FHA-required down payment can come through a downpayment assistance program such as Ameridream or Nehemiah. Again the big thing is that the seller must agree to help you and also participate in the downpayment assistance program AND the home must appraise for the full purchase price. - Thu May 8 2008, 08:57
Cory Escott answered:
In most cases the buyers agent and listing agent commission is paid by the seller. - Thu May 8 2008, 08:54
