Give yourself a time period. If you do not sell your home in 2 months. List with a realtor. In today's market we are needed now more than ever. Also ask for a very experienced agent in your area. I always say that if you can deal with shwoings,offers,buyers,inspections,mortgage companies,title work go for it. If not get a realtor in and let them take it from there. Always,always have a complete paper trail. If the buyer responded asking for 2000.00 towards repairs and the seller didn't agree, then the buyer has a right to his earnest money. If the seller agreed to pay the 2000.00 and agreed to repairs, the buyer cannot just walk. Always everrything on time and in writing.If I am reading this right and the buyer responded to the sellers response then the earnest money is his and the mutual response needs to be signed and settled before the seller can pursue another offer. With FHA your credit score needs to be 570 and above. With a insured conventional your score needs to be in the high 600(range) I would ask your accountant about amending your tax return and if that is even needed. Then contact a loan officer, he may help you with the tax information also. You may ask your mortgage officer if you qualify for a Genesis program, where the seller needs to pay your 3% down payment and a 2% towards closing costs. I hope this helps!
