Has anyone used Ebay to promote a house?

I agree with the others. I think the knowledge and experience of an appraiser can complement your work as a Realtor and vice versa. Most of the appraisers in our area who have excellent credibility and respect only do appraisals but there are one or two who will handle a transaction from time to time. Never do they appraise on their own transactions or others in their office and I would think that given the current increased scrutiny no appraiser would comingle his or her activities. Now, what say you all about agents/brokers who also try to do loans? In my opinion and experience you cannot be an excellent agent and an excellent loan consultant at the same time. Besides, it makes a closed circle and that, it seems to me, is never good when dealing with financial matters. Comments? - Tue Sep 4 2007, 16:35

Hi Jennifer,
I agree with the others that this is hard to analyze. It may be that the manner in which your offer was presented scared the seller. Do you have a fully approved loan for the financed 50% and a good pre-approval letter? Was the seller given an explanation as to why or how you have such a big down payment? It may be that the seller simply didn't believe you had that kind of ready cash--people are, unfortunately, a bit cynical these days. Hi Jane,
Since you will be a first time home buyer it is critical that you work with both a lender and a Realtor who are knowledgeable about special programs and needs of the first time buyer. I teach home buyer education here in California and I used to say it was best to find your Realtor before you approach a lender because the Realtor will be able to refer you to a lender who specializes in first timers, but over the years I have concluded it really doesn't matter which comes first--as long as you find the right pros to help you. Not all lenders and Realtors work with first timers, nor are all up to speed on special programs for first time buyers. I would say now is a good time to research the lenders and Realtors in the area where you wish to buy. If you need to do some things to put yourself in a better position as a buyer, such as improving credit scores or saving funds to show a reserve in the bank, it is best to find out about it now so you can develop a good plan.
