As stated before it all depends on the home and it's desirability. You can offer anything and these days you won't insult anyone but to be fully informed and protected having a buyer-broker/agent on your side is the way to go.. (usually there should not be any added cost to the sales price or to you as the seller pays the commission that is agreed to prior to listing but definitely ask as a few agents do charge a fee. - Fri Nov 14 2008, 17:06

Your question is about a HDFC home, correct? I believe the income cap is gross income. I would investigate further for you, if you choose me to represent you as your buyer-broker (at no added cost). To do some research yourself here are some links to a group that educates people about HDFC coops and a link to an article about HDFC coops..

Sell or sublet?

What have you been doing with the apartment since 2006? How large is it and what part of town?
Without seeing it I can't be sure but because it is adjacent to your apartment, and you say you don't need to sell it, subletting seems the better option, as long as it is allowed. Just make sure that you are insured, your tenant is financially stable properly screened and gives you at least 2 months security and a months rent. You might also check with your attorney, to see if you can have something written in the lease, that allows you to show it to buyers, should you ever have to sell it. - Fri Nov 14 2008, 11:31
