My best suggestion to you and for your family is to get prequalified with your bank or a mortgage company. The loan officer will provide you with the loan product and inform you of the the seller contribution amount (if any) that is needed for closing costs. However, since you will be working with a builder most or all have there preferred lenders. Once you prequalify with a builder or mortgage company this prequalification is good for up to 3 months. Many of the builders in San Antonio and surrounding areas want your business. They have good incentives on inventory and incentives on dirt sales.
