Sara, it can be really frustrating being a seller right now and has been for some time.
Looks like you said your home needs work, if that is the case can you do the work? Depending on what it is you could be eliminating a large amount of the first time homes buyers out. A lot of them want something move in ready because they are going FHA and don't have the time or the extra money to fix needed items and they are running out of time for the tax credit.
I agree with what Benito said. A home needs to show better then any in its compitition to sell!
