difference in sq ft given

In the Fayetteville market you will see square footage quoted in the MLS system from multiple different sources including tax records, independent appraisers, builder's specs, or even owner's measurements. When you identify a property to purchase you have the opportunity to inspect the property and can elect to have it measured by an independent appraiser. Now, 10 people will get 10 different measurements so it would be really unfortunate to see a transaction fall based on a difference of 31 square feet. However, in the event that the difference is substantial the Buyer does have options. Trulia is most likely reporting the tax record information, but I wouldn't necessarily say one source is any better than the other as it is all susceptible to human error. - Wed Sep 17 2008, 10:00

I want to look up property by the MLS No. Can I do that on the Trulia site?

Barbara - Yes, you absolutely can search by MLS# on Trulia. From the home page, perform a city/state search. On the left hand side of the results page you'll see a lot more search options. One of the expanded search options is "keyword" and you can type the MLS# here to find the property. However, not all real estate brokerages syndicate to Trulia so you will have limited access to properties. You would be better served by Realtor.com or a "property search" on a site the feeds directly from a local MLS such as my site. - Sat Feb 23 2008, 08:26

Where does fair market value come from??

Theoretically the amount of your buy-out (based on 2 or more appraisals) should be fair market value (the amount a Buyer is williing to pay - usually determined through comps), but that isn't always the case. For example, in the Gilcrease Expressway project more homes are currently being purchased. The Oklahoma Department of Transporation is purchasing the homes based on appraisals. However, the ODOT is working with the City of Tulsa to make sure these homeowners are able to purchase another home by assessing current home inventories to find out what "replacement" costs are going to be for the homeowners. ODOT and the City will be offering monies to make up the difference between the buy-outs and the new purchases. I actually work with one of the ODOT employees to provide her with information about homes that are currently listed for sale so that she valuable information to use in determing these figures. - Sat Feb 23 2008, 08:12

Shannon - Your team members and you really have to decide this for yourself.... It all depends on how tasks are delegated. Do you have a rainmaker, buyer's agent, and admin person? Or do all three of you lead generate? The key is going to be structuring (I'm talking about tasks not compensation) so that you capitalize on each member's abilities. Talk with someone who has experience with building teams. I might suggest my Team Leader, Susan Beach, 918-712-2252.
