Yes, sales are down and inventory is slightly up. But overall, prices are up . Are there deals out there? Yes there are! But at the current local rate of unemployment which is comparatively low we should be fine. We just don't have the huge economic swings that are common in other locals. I am excited about 2009 and very optistimic. Will we have to work harder to sell homes? Yes we will. Buyers will benefit with low interest rates, ample inventory, and seller incentives. Currently there is a $7,500.00 tax credit available for first time home buyers. That's free money! It's a great time to buy a home. This is not our first "recession" and those of us that have been around a while will thrive. Sellers who seek out and find professional consul will maximize their dollars by being better prepared and marketing smarter. It will be more competitive. However,that's a good thing for the full time professional real estate associate, and for buyers and sellers. - Thu Nov 13 2008, 19:00

has this home sold? I saw it had a sale pending recently

Sale Pending does not mean the home is SOLD. It does mean that a deal has been struck and the Buyer and Seller are in the process of moving toward closing. The Buyer will have a time table to perform his due dilligence and if a financial supplemental is attached to the contract the Buyer will be working with a lender to procure the funds. The Buyer has an Equitable interest in the property and certain rights as specified in the contract. The Seller will also have obligations relating to delivering title and delivering the house to the buyer in the condition agreed to in the contract. Sometimes, whether in the Buyers due dilligence period or as the Buyer attempts to obtain financing, or for some other reason, Sellers and Buyers find out the the contract cannot be consumated as agreed. When this happens the home might be offered for sale once again. If you are interested in this home ask your representative to inquire about the status of the contract and how strong the prospects are of a closing taking place. Ginger, the contract is a road map and specifically outlines the closing process once you have sold your home. I recommend you call a Title Company and speak with one on their closing personnel. They can guide you through the closing process. Perhaps you will want to find out where your buyer is closing and utilize the same closing company. Best wishes! - Tue Sep 23 2008, 07:52

Jeff, there are thousands of real estate associates that will be happy to provide a list of available homes in the Brookside area. However, before venturing out and viewing the homes with list in hand I beleive you should interview a few real estate associates. Once you have chosen a competent and experienced associate to protect your interests then it would be appropriate to view the available homes with your representative. - Fri Aug 8 2008, 16:16

Canceling a listing

Alice, The final determination of your ability to cancel the listing probably rests not with the associate, but with the Brokerage and specifically the managing Broker of the office where your listing asociate's license is placed.
Check with the manager of the listing office. However, your associate should be familar with the proceedures for cancelling or withdrawing a listing. - Mon May 12 2008, 10:28
