If you want a pretty close ball park figure take a look at my website or century21.com. I plugged in your question in to Century21.com mortgage caluclator..here is what I came up with.

Purchase Price: $181,309
Loan Amount: $135,000
Interest: 6.25%
House Insurance: 900
Property taxes (1.25%): 2100

This would give you a payment of aprox.: $1081
The downpayment is approx: $46,000.

Make sure you talk to your lender to explain what your realtor is failing to do. All concessions (costs paid by the seller) are regulated by the type of loan you are getting. There are some instances where total concessions cannot exceed 3%. An FHA loan the seller can pay for closing costs but again, there is a limit of how much. Also, you should read your "good faith estimate" closely. This will tell you your amount of investment and how much if any the seller is expected to contribute. If your lender didn't give this to you, get it before you make another move. I also would suggest you let your realtor know the he should be helping you with this.

I make sure my clients are fully aware of all the costs of any loan they are getting. My philosophy is simple, if you are well informed, then you will make the right decision.
