Hi Kristy, it's interesting that the pricing started at $259k but was upped almost an hour later to $272,900 which is most likely when you first saw it. Currently, the property is priced at $122/sqft. When I run the comps for the neighborhood, the average SOLD price for the last 6 months is $86/sqft. The most expensive sold comparison on that list is $111/sqft, also for a home on 7th st, in ok condition with a pool. At $89/sqft, this house would price out at $180k, and at $111/sqft, it would price out at $225k. It's a great neighborhood, prices are relatively stable and I think some where around the $100/sqft range would be fair. I can send you that report if you'd like, it might be helpful to the negotiation and give you some confidence in the price you are asking. Just let me know, my contact information is below.
