I have never had a listing that long. It is important that your real estate agent keep up with the market and in a soft market recommend changes in price and sometimes changes in your home, such as the need to stage it, etc. If you can not sell your house after 18 months of listing it and your realtor has done the job, the market is terribly soft and you may want to consider renting it instead of selling at this time. - Tue May 27 2008, 19:43
You can negotiate with the builder in some areas of the country where the market is soft. It is always best to have a realtor represent you in the transaction with the builder. The builder's rep is working for the builder, you need a realtor who is working for you. - Tue May 27 2008, 19:39
